What kinds of foundation work does Kairos coordinate?

Every project starts with the site, not a standard scope. Kairos evaluates the ground, reviews the geotechnical data, and selects a method — drilled pier, helical pile, or another system — before matching the work with the right specialist.

01

Custom hillside & waterfront homes

Foundations for demanding lots — steep grades, restricted equipment access, and elevated bearing requirements are evaluated before a method is chosen.

02

Lake Austin estates

Site evaluation and method selection for waterfront and rock-influenced lots along Lake Austin and the surrounding Hill Country.

03

Multifamily foundation systems

Grade beam and pile layouts coordinated with a specialist matched to the building’s structural load and the site’s soil conditions.

04

Industrial foundation systems

Foundation planning for warehouse, distribution, and light-industrial sites across the Austin metro and Central Texas.

05

Municipal & institutional projects

Coordination for public-sector and institutional foundation work, from initial evaluation through specialist selection.

06

Data center & utility work

Foundation planning for data center and utility infrastructure in the East Austin growth corridor.

How the method gets chosen

Ground conditions decide the approach.

Central Texas doesn’t offer one kind of ground, and the right foundation method follows from what a site’s geotechnical data actually shows — not a regional default.

  • Limited-access hillside lots. Where a drilled pier rig can’t be positioned or mobilized economically, a helical pile system is often the right call instead.
  • Expansive clay, Round Rock and the North Austin corridor. High-plasticity soils that swell and shrink with moisture drive pier depth and design.
  • Karst-influenced rock near the Balcones Escarpment. Edwards limestone terrain carries void and cavity risk that has to be read into the method before work starts.

Custom homes on demanding sites

Hillside, waterfront, and Lake Austin lots each carry their own access and soil constraints. Kairos evaluates the site and the geotechnical report, selects the method, and matches the project with the right specialist to carry it through installation.

Multifamily, industrial & municipal

Grade beam and pile layouts for multifamily, industrial, and municipal work are coordinated against the site’s structural and geotechnical data. Kairos holds the client relationship and the schedule; the specialty contractor performs the installation.

Process

How a project moves forward.

One point of contact, from first evaluation through final delivery.

  1. Site evaluation. Access, grading, and existing site conditions are reviewed against the intended structure.
  2. Geotechnical review. Boring logs and soil data are checked before a method is proposed.
  3. Method selection & specialist match. The right foundation system is chosen, then matched to a specialist from the vetted contractor network.
  4. Coordination through completion. Kairos stays the single point of contact from evaluation through the finished foundation.

FAQ

Projects, answered directly.

What kinds of foundation projects does Kairos work on?

Custom hillside and waterfront homes, Lake Austin estates, multifamily, industrial, and municipal projects across Central Texas. Site conditions and access matter more than square footage, so the best way to confirm fit is to send plans or a geotechnical report through the contact form.

Does Kairos perform the drilling and concrete work directly?

No. Kairos plans and coordinates the foundation scope — site evaluation, geotechnical review, and method selection — then connects the project with the right specialist from a network of 400+ vetted contractors, including execution partner Ram Concrete. Kairos stays the single point of contact from first evaluation through completion.

How early should Kairos be involved?

As early as site evaluation, ideally before a geotechnical report is finalized. Bringing Kairos in during planning lets method selection — drilled pier, helical pile, or another system — get resolved while changes are still cheap.

What does Kairos need to evaluate a project?

A geotechnical report or soil survey if one exists, site plans, and a description of the site’s access and grading. That’s enough to start matching the project with the right specialist in the network. Submit through the contact form.
