Why Kairos

One accountable team for ground that is never just one thing.

Central Texas is expansive clay in Round Rock, cut-and-fill hillside in West Austin, and karst-influenced rock near the Balcones Escarpment — often within a few miles of each other. Kairos plans the foundation system for the site in front of us, then matches the project with the specialty contractor built for that ground.

01

The right method for the ground, not a default.

Helical piles, drilled piers, and caissons each suit different soil and access conditions. We size and recommend the system based on the geotechnical report in front of us, not a regional average.

02

A vetted network, not a single crew.

Kairos works with 400+ specialty contractors across Central Texas, backed by 20+ years of combined foundation and construction industry experience. We match each project with the contractor suited to its scope, terrain, and timeline.

03

Early involvement, before the plan is final.

We review plans and geotechnical data during evaluation, not after. Bringing Kairos in early surfaces foundation-driven cost and schedule risk while it’s still cheap to fix.

04

One point of contact, start to finish.

Kairos holds the client relationship and coordinates the scope end to end. Execution is carried out by our network, including our execution partner, Ram Concrete — one accountable contact, not a list of separate subs to chase.

The operating thesis

Enterprise-grade in how it works. Human in how it feels.

Kairos connects site intelligence, project delivery, and asset decisions for the builders, owners, developers, and partners doing the work—with the clarity and confidence of a leading infrastructure firm.

What the system connects

  • New construction for residential and commercial work under a GC or developer.
  • Foundation repair, permitting, labor, engineering, civil, architecture, and water-sourcing coordination.
  • Trade delivery across concrete, masonry, waterproofing, roofing, siding, drainage, landscape, interiors, and site work.
  • Realtor, lender, investor, appraisal, insurance, and real-estate-fund workflows.

Foundation methods

Helical piles lead. Drilled piers and caissons follow the ground.

Helical piles are our lead method: fast to install, minimal spoil, and effective on tight-access residential lots as well as commercial sites. Where soil and load conditions call for it, our network installs drilled piers and caissons instead — the method follows the geotechnical report, not the other way around.

The ground we build on

Three different problems, one metro.

Foundation risk here is site-specific. These are the conditions that drive foundation depth, method selection, and access planning. Read more on Central Texas geology →

East / Northeast

Expansive clay

Round Rock and much of the eastern metro sit on shrink–swell clays. Seasonal moisture movement drives foundation depth and slab detailing more than building loads do.

West / Hill Country

Cut-and-fill hillside

Steep grades and cut-and-fill lots bring access constraints that change how, and whether, a rig reaches the pile or pier location at all.

Balcones Escarpment

Karst-influenced rock

Voids and solution features can appear between borings. That is a drilling-condition risk, and it belongs in the conversation before a method is chosen.

“Send the geotech with the plans. Without it we’re coordinating assumptions — with it we’re matching the right specialist to your site.”

Kairos plans and coordinates foundation work for custom homes on hillside, waterfront, and limestone lots, including Lake Austin estates. We evaluate the site, recommend the right foundation method, and connect the project with the specialty contractor suited to build it.

  • Site evaluation for hillside, waterfront & limestone lots
  • Helical pile and drilled pier foundations for new construction
  • Foundation underpinning and structural stabilization for existing homes
Commercial

Multifamily, industrial & municipal foundation coordination.

  • Municipal project coordination
  • Subcontractor coordination and schedule management through completion
Process

Evaluation to finished foundation.

01

Site evaluation

Send plans, specs, and any available geotechnical report. We review the site and the ground conditions that will drive the foundation method.

02

Method & contractor matching

We recommend helical piles, drilled piers, or caissons based on the geotechnical data, then match the project with the right contractor from our network of 400+ specialty firms.

03

Scope & scheduling

A detailed scope and schedule are coordinated with the selected contractor, including any pour logistics our execution partner needs to plan for.

04

Execution oversight

Kairos stays the single point of contact while the contractor executes — tracking progress, inspections, and any issues that come up in the field.

05

Completion & handoff

We confirm the work matches scope and close out the project, from first evaluation through final delivery.

FAQ

Austin foundations, answered directly.

What does Kairos Foundation Group do?

Kairos Foundation Group plans and coordinates deep foundation work, including helical piles, drilled piers, and caissons, for homes and developments across Austin and Central Texas. We connect each project with the right specialist from our vetted network of 400+ contractors and stay the single point of contact from evaluation through completion.

Who actually performs the foundation work?

Kairos is the prime contractor: we hold the contract, scope, and oversee each project. Field execution is subcontracted to vetted specialty contractors in our network, including our foundation execution partner, matched to the ground conditions and project type.

Does Kairos work on residential projects, or only commercial?

Both, with equal weight. Our residential work covers custom homes on hillside, waterfront, and limestone lots, including Lake Austin estates. Our commercial work covers multifamily, industrial, and municipal projects.

Why does expansive clay matter for Austin-area foundations?

Much of the Austin metro sits on shrink-swell clay that expands and contracts with seasonal moisture, which is why foundation depth and method are driven by the site’s actual geotechnical report rather than a citywide default.

Does Kairos handle hillside or difficult-access sites?

Yes. Steep grades, cut-and-fill lots, and restricted access are core to our evaluation process, priced and planned from the actual site conditions rather than treated as an exception.
