Drilled Pier Foundations in Lakeway, TX

Kairos Foundation Group builds drilled piers in Lakeway, west of the Balcones Escarpment in Glen Rose and Edwards Group limestone terrain, where the foundation profile is rock-driven, not clay-driven.

Buyer question

Does my Lakeway commercial project need drilled pier foundations?

Lakeway sits west of the Balcones Escarpment, in Hill Country terrain where the outcrop is the Glen Rose Limestone (roughly 650 ft thick) and the Edwards Group (roughly 550 ft thick) — rock-dominated ground with shallower bearing rock and karst risk, a genuinely different foundation problem than the deep expansive clay east of the escarpment. Drilled piers on the west side often socket into limestone at moderate depth rather than being driven by reaching a stable stratum below an active clay zone. Actual socket depth still requires a site-specific geotechnical report.

Primary condition
Hill Country limestone (Glen Rose / Edwards)
Permitting authority
City of Lakeway
System
Straight-shaft & belled piers
Rock auger bit brought up with limestone cuttings from a drilled shaft
Karst risk

Voids in Hill Country limestone are not always visible from the surface.

Limestone terrain west of the escarpment can carry solution voids and karst features that don’t show up until a shaft is drilled. Cuttings from every shaft are inspected against the boring log in the field, and drill spoils and slurry are managed to keep runoff out of any cave or sinkhole opening encountered.

FAQ

Lakeway foundation questions, answered directly.

Is Lakeway's ground different from Austin's east-side clay?

Yes. Lakeway sits west of the Balcones Escarpment on Glen Rose and Edwards Group limestone — shallower bearing rock and karst risk, rather than the deep expansive clay found east of the escarpment in Round Rock or Pflugerville.

Are there voids or caves under Lakeway sites?

Karst features including voids and solution channels are a known characteristic of Edwards-influenced limestone terrain and are often not visible from the surface. Cuttings from every drilled shaft are inspected in the field against the geotechnical boring log to catch them.

What residential code has Lakeway adopted?

Lakeway adopted the 2021 International Residential Code (Ordinance 2019-08-26-02) and the 2021 International Swimming Pool & Spa Code (Ordinance 2023-06-20-02).

What commercial building code edition does Lakeway use?

We were not able to confirm a specific adopted commercial IBC edition for Lakeway in our research — verify the current edition directly with the City of Lakeway before relying on a specific edition for a bid or design.

What should I send for a Lakeway drilled pier bid?

Send current plans, structural drawings, and the geotechnical report if available. On west-side limestone sites, flag whether the geotech report addresses karst risk specifically — it changes drilling method and contingency planning.
